Explained

What Is Roofing Estimating?

Roofing estimating measures the roof area by plane and pitch, then converts it to squares (100 square feet) and prices the complete system: deck repairs, underlayment, ice and water protection, starter, field material, hips and ridges, valleys, flashing, ventilation, edge metal, gutters and accessories. Low-slope commercial roofs add insulation, cover board, membrane, fasteners or adhesives, curbs and terminations.

Pitch, height and complexity drive labor and safety costs, and re-roofing adds tear-off, disposal and deck repair. Because so many small components make up a roof, missing accessories is one of the most common ways roofing bids lose money.

We estimate roofing for residential and commercial roofers, general contractors and owners. Storm and insurance work is covered by our Xactimate estimating, and roofing often pairs with siding and insulation.

Quick Answer

How are roofing squares calculated?

Roof area is measured for each plane using its plan dimensions and pitch factor, added together and divided by 100 to get squares. Waste is then added — more for cut-up hip roofs than simple gables — and accessories such as ridge, starter and flashing are measured in linear feet.

Ohio Expertise

Roofing Estimating for Ohio Conditions

Ohio roofs take a beating. Spring and summer thunderstorms bring hail and high winds, winters bring freeze-thaw cycles and ice dams, and the Northeast Ohio snowbelt adds heavy snow loads. Ice-barrier underlayment at eaves and valleys, good attic ventilation and secure edge details are standard parts of a durable Ohio roof, and we price them from the plans and specifications.

Re-roofing is common on Ohio’s older housing stock, and codes limit how many layers of roofing can remain, so many jobs require full tear-off and deck repair. Historic neighborhoods may also call for slate or other specialty materials subject to local review.

Commercial roofing is heavily weather-dependent. Membrane adhesives and seaming have temperature limits, so winter work may need special products or schedule adjustments that we note in the estimate.

Guide

Roofing Estimating Guide

Practical answers to the questions contractors and owners ask before pricing this trade.

Waste factors by roof type

Simple gable roofs need less waste than cut-up hip roofs with valleys and dormers. Starter, ridge and hip materials are measured separately in linear feet rather than included in waste.

Low-slope assemblies

A commercial roof is a system: deck, vapor retarder, insulation (often tapered for drainage), cover board, membrane and flashing details. Each layer is priced separately, and insulation is often the largest cost.

Ventilation and attic balance

Shingle warranties and code require balanced intake and exhaust ventilation. We count ridge vent, soffit vents and box vents so ventilation isn’t an afterthought.

Gutters and edge metal

Gutters, downspouts, drip edge, gravel stop and coping are often bid by different trades. We list them separately so the scope line is clear.
