Explained

What Is Painting Estimating?

Painting estimating measures every surface to be finished — walls, ceilings, doors and frames, trim, exposed structure, piping and exteriors — and prices preparation, primers, finish coats and access. Quantities are measured in square feet of surface or linear feet of trim and pipe, with counts for doors and frames, then converted to gallons and labor hours using spread rates and productivity.

Specifications matter: the number of coats, sheen, high-performance epoxies or urethanes, intumescent coatings, wallcoverings and special finishes all change cost. Repaint work adds surface preparation, patching, protection of occupied spaces and, in older buildings, lead-safe practices.

We estimate painting for painting contractors, general contractors and property owners. Painting follows drywall and millwork, and exterior painting often pairs with siding.

Quick Answer

How is a painting estimate calculated?

Measure the surface areas by type, apply the number of coats and the product’s spread rate to calculate gallons, then estimate labor using productivity rates for each surface and access condition. Add prep, protection, equipment and markup.

Ohio Expertise

Painting Estimating for Ohio Conditions

Ohio’s weather limits exterior painting. Most coatings have minimum surface and air temperatures, and humidity affects drying, so exterior work is concentrated in the warmer months and winter interior work may need temporary heat. Our estimates note seasonal assumptions so schedules are realistic.

Ohio also has a large stock of pre-1978 housing and older commercial buildings. Repaints that disturb painted surfaces in those buildings may require lead-safe work practices under federal rules, adding containment, cleanup and documentation.

Industrial and infrastructure coatings — on steel, tanks, floors and process areas — are common across Ohio’s manufacturing base and require specialized surface preparation that we price according to the specification.

Guide

Painting Estimating Guide

Practical answers to the questions contractors and owners ask before pricing this trade.

Spread rates and coats

Paint coverage depends on the product and surface. Porous surfaces like new drywall and block absorb more paint, so primers and coats are calculated per surface rather than as a single rate.

Doors, frames and trim

Doors and frames are usually priced by count, and trim by linear foot. They often take as much labor as large wall areas.

High-performance coatings

Epoxies, urethanes and specialty coatings require surface preparation, controlled conditions and skilled application. They are priced separately from standard paints.

Repaint estimating

Repaint work depends on condition. Patching, sanding, caulking, protection of furnishings and work hours in occupied spaces should be clearly stated.
