What Is Insulation Estimating?
Insulation and waterproofing estimating covers the building’s thermal and moisture protection: insulation in walls, attics, floors and roofs; continuous rigid insulation; air barriers and vapor retarders; below-grade waterproofing and dampproofing; drainage boards; joint sealants; and through-penetration firestopping. Each is measured by assembly — wall type, roof type, foundation wall — using the R-values and products specified.
These scopes are spread across many details and drawing sheets, which makes them easy to underestimate. Air-barrier continuity at transitions, sealant linear footage at every joint and firestopping at every rated penetration add up quickly.
We estimate thermal and moisture protection for insulation, waterproofing and sealant subcontractors and for general contractors carrying these scopes. Related trades include roofing, drywall and concrete foundations.

Insulation & Waterproofing Projects We Estimate
Residential Insulation
Walls, attics, basements and air sealing for new homes and retrofits.
Commercial Envelopes
Continuous insulation and air barriers on commercial wall assemblies.
Below-Grade Waterproofing
Foundation walls, elevator pits and podium decks.
Roof Insulation
Tapered and flat roof insulation for low-slope systems.
Firestopping
Rated penetrations and joint systems throughout fire-rated assemblies.
Sealants & Joints
Exterior and interior sealants, expansion joints and glazing perimeters.
Insulation & Waterproofing Estimating for Ohio Conditions
Most of Ohio sits in IECC Climate Zone 5, with a band of southern counties in Zone 4. That heating-dominated climate drives insulation levels, continuous insulation on many commercial walls, air-sealing and, on homes, blower-door-tested envelopes under the Residential Code of Ohio’s energy provisions. We price the actual R-values and products shown rather than generic assumptions.
Below grade, Ohio’s full basements, clay soils and seasonal groundwater make waterproofing and drainage critical. Projects range from simple dampproofing on residential foundations to fully adhered membranes and drainage composites on commercial below-grade spaces and elevator pits.
Weather also limits installation: many sealants, membranes and spray foams have minimum application temperatures, so winter schedules can require temporary heat or product changes.
Ohio factors we price in
- Climate Zone 5 (and 4 in the south) R-values
- Continuous insulation on commercial walls
- Air sealing & blower-door targets
- Basement waterproofing & drainage
- Cold-weather application limits
- Fire-rated assemblies per OBC
What Drives Insulation & Waterproofing Costs in Ohio?
| Cost factor | Why it changes the estimate | How we price it |
|---|---|---|
| Insulation type | Spray foam costs more per square foot than batts but adds air sealing. | Priced by product and thickness from the specifications. |
| Continuous insulation | Rigid insulation outside the framing adds material and fastening labor. | Measured by wall type with thickness and attachment method. |
| Waterproofing system | Fully adhered membranes cost more than dampproofing coatings. | System priced as specified, including protection board. |
| Detail density | Transitions, penetrations and joints drive air-barrier and sealant labor. | Linear details measured, not estimated as a percentage. |
| Access | High walls and tight spaces slow installation. | Lifts and staging included where required. |

Insulation & Waterproofing Estimating FAQs
Do you estimate spray foam insulation?
Yes. Spray foam is priced by board foot for open- and closed-cell systems.
Can you price continuous insulation?
Yes. Rigid continuous insulation is measured by wall type, thickness and attachment.
Do you estimate basement waterproofing?
Yes. Dampproofing, waterproofing membranes, drainage board and protection are included.
Do you include firestopping?
Yes. Penetrations are counted by type from the MEP drawings and priced by listed system.
Do you estimate sealants?
Yes. Joint sealants are measured in linear feet by type and location.
Can you estimate insulation retrofits?
Yes. Attic, wall and basement insulation upgrades in existing homes can be estimated.
Which climate zone is used for Ohio estimates?
We use the zone for the project county — Zone 5 for most of Ohio and Zone 4 for some southern counties — along with the drawings.
