Explained

What Is Drywall Estimating?

Drywall estimating measures every wall and ceiling assembly on the drawings and converts it to materials and labor: metal studs and track by gauge and spacing, gypsum board by type and layers, insulation where carried, corner bead, joint compound, tape, fasteners and finishing. Commercial estimates add fire-rated assemblies, shaft walls, soffits, bulkheads, acoustical ceilings and specialty boards for abuse, moisture or sound control.

Because drywall is measured by assembly, the wall-type legend is the key to an accurate estimate. Two walls that look identical on the floor plan can have very different layers, gauges and ratings, and each change affects material and labor.

We estimate drywall for drywall and interior contractors and general contractors. Related scopes include painting, insulation, doors and frames and flooring.

Quick Answer

How do you calculate drywall sheets?

Measure each wall type’s length and height (and ceiling areas), multiply by the number of layers per side, deduct large openings, add waste and divide by the sheet size — for example, 32 square feet for a 4×8 sheet. Studs, track, finishing and accessories are calculated separately.

Ohio Expertise

Drywall Estimating for Ohio Conditions

Commercial drywall in Ohio follows the fire-resistance requirements of the Ohio Building Code, so rated corridors, separations and shafts must match listed assemblies — often with specific stud gauges, board types and layers. We price the assembly listed on the drawings, not a generic wall.

Winter affects interior finishing. Joint compound needs heat and ventilation to dry, and finishing before permanent heat is on requires temporary heat, which we price when schedules call for it. Moisture and humidity also affect board storage and installation.

Labor rates and productivity vary across Ohio’s markets, with union and open-shop contractors competing in Columbus, Cleveland and Cincinnati. Public projects require prevailing wage rates for carpenters and finishers.

Guide

Drywall Estimating Guide

Practical answers to the questions contractors and owners ask before pricing this trade.

Reading wall-type legends

Wall-type legends define studs, board, layers, insulation and ratings. Matching every wall tag on the plans to its legend is the foundation of a reliable drywall estimate.

Finish levels explained

Level 4 is common for most painted walls; Level 5 adds a skim coat for critical lighting or glossy paints. Specifying the wrong level can change finishing labor substantially.

Acoustical ceilings

ACT is priced by grid type, tile type and area, with additional labor for small rooms, perimeter trim and coordination with lights and diffusers.

Shaft walls and area separations

Shaft walls use specialty studs and liner panels installed from one side; area separations in multifamily buildings follow specific listed assemblies. Both are priced differently from standard partitions.
