Explained

What Is Flooring Estimating?

Flooring estimating measures every floor finish by room and material, adds waste for pattern and seams, and prices installation, underlayment, adhesives, transitions, base and floor preparation. Carpet is often calculated by roll width and seam layout; tile by pattern and cuts; resilient flooring by plank or sheet; and fluid-applied systems by area and thickness.

Floor preparation is the most commonly underestimated part of flooring: leveling, patching, grinding, crack treatment and moisture mitigation on concrete slabs. Moisture problems can cause adhesive failures, so many specifications require testing and, where readings are high, mitigation systems.

We estimate flooring for flooring contractors, general contractors and builders. Flooring follows drywall and painting, and slab conditions come from concrete work.

Quick Answer

How much waste should a flooring estimate include?

It depends on material and layout. Straight-lay resilient flooring and carpet need less waste than diagonal tile, herringbone wood or patterned carpet with large repeats. We calculate waste from room shapes and patterns rather than using one percentage for every floor.

Ohio Expertise

Flooring Estimating for Ohio Conditions

Ohio’s winter construction season affects flooring more than most trades. Slabs poured in cold weather dry slowly, and many flooring products require the building to be enclosed, heated and within specified humidity ranges before installation. When schedules are compressed, moisture testing often reveals the need for mitigation systems, which we can price as an alternate or allowance.

Seasonal humidity also affects wood flooring, which needs acclimation in a conditioned space. In older Ohio homes and buildings, existing floors may require removal of multiple layers, subfloor repairs or leveling before new finishes can go down.

Industrial projects across the state often specify resinous flooring or polished concrete in production, food and warehouse spaces, which we price from the specified system and thickness.

Guide

Flooring Estimating Guide

Practical answers to the questions contractors and owners ask before pricing this trade.

Seaming and roll layout

Broadloom carpet comes in fixed widths, so seam placement determines waste. A seam diagram gives a more accurate quantity than area alone.

Tile patterns and cuts

Large-format tile, diagonal layouts and patterns increase cuts, waste and installation time. Tile estimates should also include setting materials, grout and membranes.

Moisture testing

Concrete slabs are tested for moisture before adhesives are applied. If readings exceed the manufacturer’s limit, mitigation or different adhesives are required.

Base and transitions

Rubber base, wood base, transitions and stair nosings are measured in linear feet and are easy to miss in quick estimates.
