Explained

What Is Masonry Estimating?

Masonry estimating measures and prices walls built from individual units — concrete masonry units (CMU), clay brick, natural and manufactured stone — along with the mortar, grout, reinforcing, joint reinforcement, ties, anchors, flashing, weeps and accessories that make them perform. Labor is the largest part of most masonry estimates, so productivity assumptions matter as much as material counts.

Quantities are taken off by wall type and area, then converted to unit counts using unit size, bond pattern and openings. Grouted and reinforced CMU adds grout volume and vertical and horizontal steel. Veneer adds backup, air barrier coordination, ties and flashing details at every opening, shelf angle and base.

We estimate masonry for masonry contractors, general contractors and owners planning restoration. Related scopes often include structural steel lintels and shelf angles, insulation and waterproofing, and concrete foundations.

Quick Answer

How many bricks or blocks are in a square foot?

It depends on unit size and joint width. A standard 8×16-inch CMU covers about 0.89 square feet with mortar joints, roughly 1.125 blocks per square foot, while modular brick runs close to 7 units per square foot. We calculate counts from the actual units specified, then add waste.

Ohio Expertise

Masonry Estimating for Ohio Conditions

Ohio’s older cities are built of brick. From Cleveland’s warehouse districts to Cincinnati’s Over-the-Rhine and Columbus’s German Village, restoration and adaptive reuse projects involve tuckpointing, unit matching, lintel repair and careful cleaning — work priced very differently from new construction. Northeast Ohio is also home to long-established brick manufacturers, which affects availability and pricing of many units.

Cold weather is the other big factor. Masonry laid below about 40°F needs cold-weather procedures — heated materials, windbreaks, enclosures and protection of new work — and Ohio’s masonry season shortens accordingly. We price enclosure and heat from your schedule so winter work isn’t a surprise.

Public projects add prevailing wage rates for bricklayers and laborers by county, and school and civic buildings often specify reinforced CMU with veneer — a heavy masonry scope we estimate regularly.

Guide

Masonry Estimating Guide

Practical answers to the questions contractors and owners ask before pricing this trade.

CMU vs. brick veneer

CMU walls are often structural and fire-rated, while brick veneer is a cladding over a backup wall. Veneer requires ties, air barrier coordination and flashing at every interruption, so a veneer estimate needs more detail than its square footage suggests.

Estimating masonry labor

Productivity depends on unit size, wall height, pattern, openings and weather. Production on a long, straight warehouse wall is very different from a façade with many openings and returns. We price labor by wall type instead of using one rate per unit.

Restoration estimates

Restoration is priced by condition, not just area: percentage of joints to repoint, units to replace, cleaning method and access. Surveys and test areas improve accuracy; without them we state allowances clearly.

Flashing and moisture control

Through-wall flashing, end dams, weeps and drainage mats at base, heads, sills and shelf angles are critical in freeze-thaw climates and easy to underestimate. We measure each condition from the details.
