Explained

What Is Fire Protection Estimating?

Fire protection estimating prices automatic sprinkler systems and related water-based suppression: piping by size and material, sprinkler heads by type, valves, risers, alarm devices, standpipes, fire department connections, fire pumps, backflow preventers and the underground fire service. Systems are designed to NFPA standards — NFPA 13 for most buildings, 13R and 13D for certain residential occupancies — as adopted through the building and fire codes.

Early in a project, fire protection is often priced from design criteria and coverage area because sprinkler layouts are produced later by the contractor. Once layouts exist, a detailed takeoff counts heads and measures pipe by size.

We estimate fire protection for sprinkler contractors and general contractors. Fire alarm systems are covered under low voltage, and coordinated MEP pricing is available through MEP estimating.

Quick Answer

How are fire sprinkler systems estimated?

Early estimates price by protected area, hazard classification and system type. Detailed estimates count sprinkler heads by type, measure pipe by size and material, and add risers, valves, alarm devices, standpipes, pumps, backflow and underground service, plus design and permit costs.

Ohio Expertise

Fire Protection Estimating for Ohio Conditions

Freezing temperatures make system type a major cost driver in Ohio. Unheated areas — attics, canopies, loading docks, parking garages and cold storage — often require dry-pipe, preaction or antifreeze systems rather than simple wet systems, adding compressors, valves and more expensive components. We identify these areas from the drawings and price them separately.

Water supply also varies by location. Fire flow and pressure from the local water system determine whether a fire pump is needed, and backflow requirements are set by the water purveyor. In rural and developing areas around Ohio’s growing suburbs, long underground services and pumps can be significant.

Large distribution and manufacturing buildings along Ohio’s interstate corridors commonly use ESFR systems, while multifamily projects use NFPA 13 or 13R depending on height and code path.

What Drives Fire Protection Costs in Ohio?

These are the variables that move a fire protection number most — and how we handle each.
Cost factorWhy it changes the estimateHow we price it
Hazard & storageHigher hazard and storage heights require more water and larger pipe.Priced by hazard classification and commodity.
System typeDry, preaction and ESFR systems cost more than wet systems.System type identified area by area.

Guide

Fire Protection Estimating Guide

Practical answers to the questions contractors and owners ask before pricing this trade.

Design-build fire protection

Sprinkler systems are usually designed by the installing contractor. Early estimates use design criteria; detailed estimates follow once layouts and hydraulic calculations exist.

When a fire pump is needed

If the municipal water supply can’t meet the system demand, a fire pump is required. Flow test data is essential to determine this early.

Dry systems for cold spaces

Dry and preaction systems use compressed air or nitrogen in the piping and release water only when activated, preventing freezing. They add valves, compressors and maintenance.

Coordination with other trades

Sprinkler piping must be coordinated with ductwork, lighting and structure. Congested ceilings often add labor and offsets that should be reflected in the estimate.
